How Does It Work?

1.) The first step is to tell us you have a home you would like to sell. Click Here to Let us Know!

2.) We will schedule a time to speak with you, either on a phone call or at the property, to discuss your needs, your concerns, and to go over a prepared Comparative Market Analysis (CMA) Report.
This discussion will include:

  • Any deficiencies with the property, and any repairs that you know may need to be made. Disclosure is a priority in real estate transactions, and it's always best to be honest upfront so you don't run into issues down the road.

  • The financial situation of the home - any liens, mortgages, judgements, past due taxes, or anything else that may have an effect on the overall net proceeds you receive from the sale of the property.

  • The time frame within which you need to sell.

  • The time frame with which you need to be moved out by.

  • Discuss what the CMA reflects may be the likely selling price of the home in current condition

    • While ideally, everyone wants the most money within the fastest time period, it's best to look at each transaction as a Time vs. Price scenario.

    • Generally speaking, the higher the price, the longer it will sit on the market, and the lower the price, the faster it will receive an offer.

    • We will discuss whether one of our Instant Offer programs may be the best fit, or if a traditional listing is the better approach.

3.) We will work with you to create a plan to get your home sold, and get you into your next journey in life. This plan will include:

  • The Price at which we will list the home on the MLS.

  • A marketing strategy, consisting of digital advertising, signage, and showing you other popular tools we use to get your home sold.

  • Setting up your sell-side portal where you can stay up-to-date on the activity going on with your listing

  • Taking photos and video of the property for marketing

  • Discussing showing arrangements - This will include questions about how much lead time you need prior to showings. We will also need a copy of the key to store in a secure lockbox.

  • Setting a date for which to take the listing live.

4.) Putting the listing information into the computer, and taking your listing live!
