Our income qualifications are as follows - to qualify for a rental unit, your rent must be no more than 35% of your gross monthly income or that of your guarantor if a guarantor is required. Income must be proven during the screening process with paystubs, bank statements, or other official forms. For disability income, child support, or other types of income, an official award letter or court order may be required along with other forms of income verification documents.
We accept housing vouchers on a unit by unit basis, and not all of our units accept housing vouchers. While some landlords are accepting of vouchers, other landlords are not. We will advertise the status of units accepting vouchers during the marketing process.
It is our policy not to rent to individuals who fail to meet the following background criteria:
No landlord judgements within 2 years or judgements that are not current with a repayment plan.
No evictions within the past two years.
No violent felonies ever
No convicted sex offenders
If an applicant would like to apply for a unit, a $39.99 TransUnion Screening Fee does apply per applicant and is required to complete the necessary background check verification.
Small fish tanks are welcomed in all of our units. Cats, Dogs, and other animals are on a case by case basis at the discretion of property management. In the case that pets are allowed, there is a one time up front fee of $300 at move-in, and a $25/month per pet pet rental fee due. Unauthorized and undisclosed pets are grounds for immediate eviction and loss of deposit. Please inform management of any pets that you have or plan to have when completing your application.
All of our units are non-smoking. Violation of smoking prohibition could lead to immediate cause for eviction and loss of deposit. Smokers are welcomed, but please smoke outdoors only.
All occupants who intend to reside in the unit must submit an application and be a signer on the lease. Guests are permitted, but are limited to a 14-day stay. Guests staying longer than 14-days must be reported to management. If the guest is determined by management to be an occupying resident of the unit, the guest must complete an application, be approved, and be a signer on the lease. Failure to do so is a violation of the lease terms, and is cause for eviction.
Each rental unit is limited to two vehicles per unit. Parking of excessive vehicles or vehicles in the yard is subject to a fine, tow, and could lead to eviction.
It is our policy that the regular upkeep and landscaping of the yard for all single family rental properties is the responsibility of the tenant. Failure to maintain the lawn could result in fines incurred for the cost of hiring professional landscapers to maintain the yard.
It is our policy to pre-screen interested applicants prior to scheduling showings. Upon a successful pre-application submission, our team will call you to set up a time to meet you and show you the unit and answer any questions that you may have.
