When it comes to selling your home, you don't have to pay outrageous commissions. The truth is, when it comes to a real estate transaction, nearly everything is negotiable. This includes the commission.
While many companies will charge you 6-7% commission, only maybe half of this will end up going to the buyer's agent brokerage.
The rest goes to the listing brokerage, for some services you may not even need.

Your home will be listed on your local MLS (Multiple Listing Service) for the time period for which you select.

Marketing Exposure on Zillow, Homes.com, Realtor.com, as well as any other websites that use IDX feeds that update from your local MLS data.
Requires you to offer a buyer's agent commission of 2%-3%.
If buyer isn't using a real estate agent, then you don't pay this!!
Note: Due to Indiana’s “Minimum Service" Requirements, if there will be an agent representing the buyer in the transaction, then we as licensed brokers are required by law to perform certain duties for you, including but not limited to: accepting and presenting offers to you, assisting you in contracts and negotiations, and attending closing with you. We will also be required to perform various processing tasks throughout the transaction, such as passing on communication from and communicating with the buyer agent, title company, lender, appraiser, inspectors, etc. To cover the time involved in this, there will be an additional $350 fee due at closing. Again, this is ONLY if there’s a buyer agent involved in the transaction.
If the buyer comes directly to you and there is no buyer agent, it’s a For Sale By Owner transaction and none of this will apply. This is because we will then not doing any of the aforementioned tasks.
