With a flat-rate listing, you only pay for what you need. If you feel confident in your skills negotiating the transaction and the contracts, this may be a good route for you. You pay for what you. need up front, we set up your listing, and you take care of the rest. If a purchase offer comes in from another real estate agent, we will help you review the offer, and prepare counter-offers as required. A flat-rate listing includes a minimal level of service on the part of the listing broker. A minimum 2%-3% Buyer's Agent Commission must be offered along with any flat rate listing fees.
In a traditional full-service listing, an agent will meet with you in an initial consultation, discuss your situation and the outcome that you'd like to achieve, and plans a strategy to make that plan become a reality. The agent will work to create a marketing plan, advertise the listing, create and post signage, as well as draft and discuss transaction-related documents with you. The agent is paid at closing, and the listing agent commission paid is negotiable, however a minimum 2%-3% Buyer's Agent Commission must be offered along with any flat rate listing fees.
