If, once an offer comes in, that you decide that you will require more help from us that you've received already, we are happy to transition into a full-service listing broker for an additional 1% fee due at closing.

This upgrade includes:

• Aiding you with accepting, delivering, and reviewing all offers and counter offers (this is already included in your flat rate, limited-service listing)

• Providing you full-service from contract to close

• Work with you to draft any counter offers to your satisfaction, and deliver them to buyer's agent

• Negotiate with buyer's agent on your behalf to net you the best price.

• Coordinate closing with Title Company, Buyer's Agent, and all involved parties

• Coordinate & schedule inspection and appraisal
